For self-storage operators

Find out which opt-outs are actually covered.

When tenants opt out of your protection plan, they say they have their own insurance. CoverageTracker checks that the policy is real, active and adequate, then gives you a clean list of who to enroll.

Works with any management system. Just export a CSV.

The gap

A typed-in policy number proves nothing.

Your lease requires coverage, but opt-outs are taken on trust. That's where protection revenue quietly leaks away.

Opt-outs go unchecked

A tenant or manager keys in a policy number. Nobody confirms the policy exists, is active, or belongs to that tenant.

Most are underinsured

Homeowner's policies typically cover a storage unit at about 10% of the personal property limit, minus the deductible.

Lapses slip through

A policy that was fine at move-in can lapse a year later. Without a re-check, that tenant is never re-enrolled.

How it works

One CSV in, an enrollment list out.

No integration project. Your team doesn't chase anyone or read a single policy.

  1. 1

    Upload your roster

Export opt-out tenants from your management system as a CSV. We map the columns for you.

  2. 2

    We reach out

Each tenant gets an email about their lease requirement, with reminders on day 3 and day 7.

  3. 3

    Tenants snap a photo

They upload their declarations page from their phone. No account, about two minutes.

  4. 4

    You get the list

Every tenant is marked verified, inadequate, lapsed or no response, ready to enroll.

Then we keep watching: every verified policy is re-checked 30 days before it expires.

What we check

Clear, published rules. The same for every tenant.

AI reads the declarations page. Plain rules decide the result, and every result comes with a reason in plain English. Anything uncertain goes to our review team, not yours.

  • Active. In force today and not about to expire

  • Right person. The named insured matches your tenant

  • Right policy. Homeowner's or renter's, not auto or umbrella

  • Enough coverage. Off-premises coverage after the deductible meets your requirement

About the lease, not a sales pitch

Tenant messages are neutral. They ask for proof of coverage, and you present your own plan.

Minimal data, short retention

We never store full policy numbers, and uploaded documents are deleted after 90 days.

People in the loop

Low-confidence results go to our reviewers before they reach your exceptions list.
